As with all commercially driven projects, the focus for the developer is on return on their investment, which to us means fast tracking design, manufacturer and installation to ensure the hotel opens in time without compromising on quality.

Complexities
Interaction with the design team from an early stage, utilized our expertise and experience in terms of project layout and buildability. It also contributed to proactive relationships and open lines of communications between all members of the supply chain.
To aid early completion/ handover to the tenant, our Client decided to proceed on a partial completion basis, where the hotel was opened in advance of the Spa. Thus securing an early income stream. We worked closely with the hotel’s management team to ensure that our on site operations during phase 2 of construction work (Spa and Leisure Facilities) did not detract from the guest’s experience. Detailed attention was given to programming and scheduling the works around the hotel, where all programmes were signed off in advance.
We advised the design team on suitable woods to use to promote atmospheres of peace and tranquility in the spa, and style and opulence in the main hotel front of house areas.
Key Achievements
This project was completed on a partial completion basis. The spa was completed circa 6 months after the main hotel was handed over. Particular attention had to be paid to working within spaces that guests occupy. Careful coordination between hotel management and Specialist Joinery was required.
Our client is a commercially lead developer, who demands value for money, however the end user (a five star resort chain) we demanding in terms of the quality and materials used for the installation. We engaged in several meeting with the client and end user to compromise on design.
