We developed an excellent working relationship with this client over the past 10 years, working on a vast range of projects in the Hospitality, leisure, commercial and retail sectors, gaining a lot of repeat business. Working successfully with this client on a repeat business basis, we go the extra mile to exceed expectations in terms of quality, deliverability and cost. We are aware of the budgetary constraints upon them and are responsive to their management style. Given the nature of this project, i.e. completing the building for an end user meant the programming of works and coordination with other contactors (plumbers) was paramount for successful project delivery.

Complexities

As a public building, with high volumes of traffic, the architect desired a solid core laminate cubicle system in public areas to cope with high usage levels. We engaged in discussions with the design team to advise on specification and to reduce unnecessary costs (value management.) With our knowledge of our client and the specification of products we supply, we worked with the design team to produce a spec proposal, whereby solid core laminate systems were used in the public areas (more robust specification) and MDF core laminate (more economic specification)to the back of house/ staff areas, with lower usage levels. To ensure that the project architect would be happy with the final product, we invited the design time to visit a similar completed project, where the specifications were in use. Thus satisfying the architect that the installation was fit for purpose and that the aesthetics were right.

Once the final specification was signed off by the client, we devised a programme for client approval, detailing lead times, manufacture, dependency upon other trades (plumbers for installation) and testing and commissioning phase. This is standard practice within our firm, as it allows us to forward plan and agree a programme with our client to ensure delivery of mutual objectives, i.e. getting the job done to schedule, cost and quality. Through this we can schedule site inductions with the main contractor/ client, ensuring that all relevant paper work and method statements have been signed off by the CDM Coordinator in advance of our on-site start date, to ensure that the programme is not compromised.

The time we spent with the client’s design team to finalize the design has been mutually beneficial, as we have been able to get it right first time, ensuring that no costly design changes occurred and ultimately that the end user is happy with the fit-out

Agreed programme ensured deliverability to the clients programme and no liquidated damages or penalty clauses came into play. It also gave the trades required for initial installation and testing and commissioning phases definite dates that they are required on site.
